First and foremost, let me begin by thanking you for your service to our country and for your families’ sacrifices while you did so!
Allow me a moment to introduce myself; I am Katrina. My family and I have served this nation through military service for generations. It seems that my entire life has been spent in the military to one degree or another.
My earliest memories are as a military brat going from base to base. Growing up, I learned of the history of our family’s devotion to this nation through military service. Almost all of my family have been involved in the military through various branches at some point in their lives or have spent their entire career with the military.
I share this with you so that you my know, not only my heart for this nation’s military, but the years of experience that go along with it. It is my passion to assist military members as they relocate to our area. I know that this is one small way in which I can give back a portion to our beloved veterans who have selflessly served for so long.
Assisting our military and veterans through Real Estate is such a passion of mine that I continue in on going to Realtor education and have obtained a designation as a Military Relocation Professional. After all, who better to understand your needs as a military member than a fellow veteran? I know well that it isn’t just the move itself that is so pivotal, but that there is immediate value to be found in having experience in quickly transitioning from “move” to “home.”

Making An Offer
Military buyers need to be prepared to move fast when they find the right house. Suggest that buyers bring the following:
Lender’s approval letter
W-2 forms (member and spouse) for the past two years
At least the two most recent months of Leave of Earnings Statements and souse’s pay stubs
Copies of statements for at least the two most recent months of savings and checking accounts and any other accounts that may be used for earnest money and down payments
General or real estate specific power of attorney for an absent spouse (see page 79)
Digital camera, video camera, or smartphone
Steps in the VA Home Loan Process
Determine eligibility and entitlement.
Find the right home, make an offer, sign a sales contract.
Common misconceptions about VA eligibility and entitlement include:
Eligibility for VA financing means guaranteed qualification for a loan, even with bad credit.
A bad credit report doesn’t matter because the VA guarantees 100 percent of the loan if the borrower defaults on the payments.
A preapproval or prequalification isn’t needed when the buyer plans to use VA financing.
VA financing can be used only once. Veterans who had a VA loan in the past may still have remaining entitlement to use for another VA loan. Selling the property and paying off the loan restores entitlement.
